Landlord Gas Safety Certificates (CP12)

Landlords must have every gas appliance and flue they provide checked at least every 12 months by a Gas Safe registered engineer, and give tenants a copy of the gas safety record (often called a CP12). The 24 Hour Plumber carries out landlord gas safety checks across Surrey, South West London and Sussex, arranges access with the tenant directly, and sends the record to the landlord or agent.

A gas safety record is a legal document, not a formality. Under the Gas Safety (Installation and Use) Regulations 1998 the check must be done every 12 months, existing tenants must receive a copy within 28 days, new tenants before they move in, and the landlord must keep records for at least two years.

Most missed checks come down to access, not cost. We contact the tenant, confirm an appointment and tell you straight away if access fails, so you have a record of every attempt.

What's included

  • Safety checks on each gas appliance the landlord provides — boilers, hobs, cookers and fires
  • Flue and ventilation checks
  • Gas tightness test on the installation
  • Gas safety record issued for the property
  • Direct tenant liaison and access arrangement
  • Record sent to the landlord or managing agent

Who books this

  • Private landlords with one or several properties
  • Letting and managing agents running renewals across a portfolio
  • HMO landlords
  • Owners of holiday lets with gas appliances
  • Landlords whose last check is about to expire
